About Alan I’ve been a real estate broker in South Florida since 1998. Prior to that, I was in the book publishing business for over 20 years with McGraw-Hill, Harcourt Brace and Penguin. I graduated from Antioch College in Ohio and have a Masters Degree from the University of Wisconsin in Comparative Tropical History, which included a year at the University of Ghana. I segued from book publishing to real estate because of a book I urged a college friend to write after he successfully auctioned his own home in Connecticut. HOW TO SELL YOUR HOME IN 5 DAYS, for which I was the agent and editor, went on to become a longtime bestseller in the “for sale by owner” genre. The book’s methodology was adapted from book publishers, who routinely auction various literary rights to the highest bidder. I used the book’s method to auction my own home in Manhattan before moving to South Florida, much to the dismay of the real estate agents who serviced my co-op building! As a buyer broker, I work with buyers from Boca to Jupiter, as well as chunks of Broward County (which is not yet on board with Listingbook). Why such a big territory? Because buyers from other areas of the country and the rest of the world often want to see homes in various areas of South Florida before deciding where to buy. Plus I enjoy getting to know so many different communities. I believe such diversity makes me a better real estate broker. As a listing broker, I was an “early adopter” of marketing homes online once I saw that the Internet was the future of selling homes. That future has become now. I still believe in open houses, yard signs and takeaway flyers. But if you want your home advertised in the local newspaper, I’m not the right broker for you. Buyers today find their next home on the Internet 90% of the time. My main marketing job is to feature your home online, wherever those buyers are looking. I have long been an ardent proponent of top quality photography and videography to market homes online effectively. That’s probably the legacy of all those hours I spent as a kid in the basement darkroom with my father, who was a professional photographer and filmmaker. I’m also a great believer in well-written and informative property descriptions, no doubt a carryover from the many years I worked in New York book publishing, where copywriting was considered an art form. But the main reason I put so much emphasis on photographic/video excellence and great property descriptions when marketing homes online is because that’s what buyers most want to see when they search the Internet for their next home.
